GENERAL CONSTRUCTION

Vila Construction’s 89 years of experience provides the clients with proven competent know-how for their project needs. Vila is comfortable in a variety of construction environments and projects in the private and public sectors. We use our own staff of carpenters to control the pace, quality and contractual standards of the project. Our construction managers develop a realistic and expertly developed construction schedule that is not only easy to understand and follow but is coordinated for labor efficiency, subcontractor management, and continuous flow in construction. And Vila has used its many years in the industry to build relationships with and evaluate quality subcontractors that can deliver product and performance for the client’s particular needs. All this and the fact that the owners are involved with each phase of the construction process assures our clients that they will enter into a construction project relationship they can trust.

Our services included the following:

New Construction – Vila’s experience extends into commercial retail, light industrial, office buildings and complexes, public facilities, churches, mix-use projects and other similar work. Each project is overseen by Vila’s senior management to ensure the proper attention and resources are dedicated to the project. In the field, the project manager and superintendent team manages the schedule and coordination of the project from start to finish formulating a consistent and well organized approach.

Site Construction – Vila manages and coordinates site construction either as part of the total construction or as a separate stand alone project. Whether the client requires excavation, grading, paving, site concrete or underground utilities, our working relationships with quality sub-contractors allows us to provide construction that we know will be competent and complete.

Major Tenant Improvements – For many clients we have provided tenant improvement work either in conjunction with the general construction of the project or as a separate service. We have worked with major clients in the retail, real estate, legal, technology, biological, wholesale, distribution, and education fields to deliver ready for business spaces. We coordinate reliable and realistic timelines, construction schedules, and specialty installations in order for our clients to target moving in and first day of operation dates that they can count on.

Modernization – Vila’s construction crews are vital to our modernization construction program. Tight schedules, off hour work shifts, managing permits and code requirements, and working with the client to keep existing facilities open during construction are the type of situations we handle as a normal course of modernization business. Vila has several clients in the grocery, religious, banking, and education fields that required such work and they have been satisfied with Vila’s approach and results. We give the same amount of construction management support with modernization as we do with new construction.

Historical Renovation and Preservation –
Craftsmanship and pride describe our approach to historical projects. Our construction staff looks forward to these projects as an opportunity to utilize their extensive knowledge and skills in completing their tasks of preserving the past for present and future generations to enjoy. Our latest project in this area, the Petaluma Railroad Depot, City of Petaluma, successfully illustrates these points.

CONSTRUCTION MANAGEMENT

Vila Construction has accumulated valuable experience and skills in all phases of the construction field. We are using this knowledge and expertise to assist clients in the management of their projects. Vila’s senior management is involved with all phases of construction on a daily basis, and we are current on the latest trends and developments in the construction field. It is this type of timely and expert knowledge that can be of tremendous assistance to clients as they make pre-construction decisions and evaluate and monitor the on-going progress of their project.

Vila is able to consultant with clients in the following areas:


Pre-Construction Consultation – Vila will assist their clients in assessing the overall magnitude of the project include site evaluation, construction and design parameters, and code and permit requirements. Our goal is to provide the project’s owner with up-to-date analysis from which informed critical decisions can be made in the early stages of development. We will:

*identify key construction and design components;
*study impact on project cost, time frame, construction scheduling and required labor force;
*assist the owner in developing a project action plan from which informed decisions can be made on why and how to move
forward with the project.

Estimation and Preliminary Budget Consultation – Vila prides itself on keeping up-to-date on the costs of construction in labor, project administration, and goods and services. We take the proper time with owners to assess and understand their project goals and requirements. Vila is confident in assisting clients with:

*preliminary project cost analysis;
*development of preliminary budgets outlining scope of costs and time distribution of money to be spent;
*identification of construction issues for further owner analysis and consideration.

Value Engineering – The goal for Vila is to have the owner understand what function each of the proposed project design elements play in the project, at what standard of quality, and the cost in terms of dollars and time. Vila will provide the owner with suggestions and recommendations for:

*analysis of items that the owner may not or cannot want to change and how these will fit into the overall design and construction development.
*time and cost analysis of the current design elements;
*construction and material alternatives with time and cost requirements.

Vila is comfortable working with the project architect during the project design or reviewing project drawings after they have been developed. Our goal is to work as a team in order to be of benefit to the whole process.

Project Construction Management – Vila Construction has extensive experience in managing new construction and large modernizations projects for public and private sector clients. Vila understands that the role of the construction manager is to represent the client’s interests as well as managing a construction project that represents smooth work flow, on time decision making, and a professional and productive working relationship between the different parties involved in the project. Our services include:

*maintaining an on-sight presences
filing daily project logs;
*managing the communication between owner, constructor, inspector, and architect;
*maintaining construction records such as daily project logs, inspector reports, request for proposals, change orders, request
for changes, and architect’s field notes and change directives;
*monitor construction schedule and required permit processes;
*conduct weekly project meetings and maintain meeting notes;
coordinate decision-making processes between the owner, architect and contractor;
*review and process contractor’s requests for payment;
*coordinate and monitor non-contract third party activity on construction site;
*assist and advise the owner with general construction items and issues.
